Avalon Shore Home Insurance: Check Sheds, Decks, and Other Structures

A shore home may have more to insure than the main building. An Avalon property can include a detached shed, fence, deck, outdoor furniture, or other improvements. Each item may sit under a different part of the homeowners policy, with limits that were set before the latest project. Review them as part of the property, not as an afterthought.

Make a map of the property

Walk the lot and list attached and detached structures. Photograph decks, sheds, fences, outdoor kitchens, and stored equipment. Note when they were built and what they cost. A covered structure may still be subject to a limit that is too low for the current property. Ask which coverage section applies

Attached decks may be treated differently from freestanding structures. Ask how each item is classified and whether the other-structures limit is a percentage of the dwelling limit or a separate amount. If a shed contains bikes, tools, or other personal property, check the contents limit and any off-premises or valuables restrictions too.

Review causes of loss and deductibles

Ask about wind or named-storm deductibles, if present, and whether the same deductible applies to a detached structure. Review exclusions for wear, deterioration, and flood. New Jersey notes that standard homeowners policies exclude flood damage, so do not assume a flood-damaged shed or deck would be paid under ordinary homeowners coverage.

Update after improvements

Tell the insurer when you add a new structure, expand a deck, or renovate an outdoor space. Save permits, invoices, and photos. If guests rent the home, disclose that use and discuss whether the policy covers all the property and liability exposures involved. A declaration page from before construction may no longer describe the site accurately.
