Tell your insurer before the listing goes live
An Austin homeowner may use a property differently once paying guests stay there. A standard home policy was not necessarily priced or written for short-term hosting. Describe whether you rent a room or the full home, how often guests arrive, and whether you remain on site. The Texas Department of Insurance advises owners to check their insurance when renting out a home and notes that a traditional landlord policy may not fit short stays.
Compare property and liability questions
Ask how guest-caused damage, theft, injury claims, and loss of rental income are treated. Review deductibles and exclusions. A booking platform’s protection may have its own conditions and should be reviewed alongside your policy. Confirm whether you need an endorsement, a separate policy, or a different form of coverage.
If you keep personal valuables in the home, ask about their limits during guest stays. If the property is vacant between bookings, disclose that pattern too. Insurance decisions depend on actual use, not the label “vacation rental.”
Keep practical hosting records
- Document furnishings and their condition.
- Keep booking dates and rental agreements.
- Record safety checks and maintenance.
- Tell your adviser when occupancy or services change.
